Role Description

We are seeking an experienced
Project Manager
to oversee the complete construction cycle of residential projects in Cyprus. The ideal candidate will ensure smooth coordination between all project stakeholders, from architects to clients, while maintaining the company's standards for quality, efficiency, and compliance.

Responsibilities

  • Manage and oversee the full construction cycle from initiation to completion.
  • Coordinate with architects, engineers, consultants, contractors, and clients to ensure alignment and clear communication.
  • Develop and maintain detailed project timelines, budgets, and progress reports.
  • Conduct daily site visits to monitor progress, safety, and quality control.
  • Lead procurement operations including supplier sourcing, negotiation, contracting, and order tracking.
  • Ensure timely delivery and quality compliance of materials and services.
  • Coordinate and manage all communication between clients and subcontractors throughout the project.
  • Oversee budget allocation for client-requested extra works.
  • Identify potential risks and implement mitigation strategies proactively.
  • Ensure full compliance with Cypriot building regulations and company standards.
  • Identify and implement value engineering opportunities to optimize cost efficiency without compromising design integrity.
  • Prepare construction packages and documentation for subcontractors.
  • Prepare payment orders for management approval.

Qualifications

  • Minimum
    5 years of proven experience
    as a Project Manager in construction or real estate development.
  • Deep understanding of construction processes, procurement, and regulatory compliance.
  • Strong communication, organizational, and leadership skills.
  • Excellent command of English and Greek.
  • Proficient in project management tools and Microsoft Office.
  • Must be a Cypriot residing in Limassol.
