On behalf of our client, a fast-growing luxury Real Estate Developers company, we are looking to hire a Project Manager – Construction who will join their team in Limassol.

The Project Manager is responsible for overseeing and coordinating all aspects of construction projects from inception to completion. This role ensures projects are delivered on time, within budget, and to the highest standards of quality and compliance. The successful candidate will act as the key liaison between clients, contractors, architects, engineers, and suppliers, ensuring effective communication, cost control, and operational excellence.

Responsibilities:

• Coordinate and maintain effective communication between architects, engineers, consultants, contractors, and clients to ensure project alignment and timely decision-making.
• Oversee the full construction lifecycle, from project initiation to completion, ensuring adherence to timelines, budgets, and quality standards.
• Develop, monitor, and update detailed project schedules, budgets, progress reports, and documentation.
• Conduct daily site visits to monitor work progress, ensure quality control, and verify compliance with design and safety standards.
• Lead procurement activities including supplier sourcing, price negotiation, contracting, and order tracking.
• Ensure timely delivery and quality compliance of all materials and services.
• Act as the primary point of contact between clients and subcontractors, maintaining transparent and professional communication throughout the project duration.
• Prepare and manage project budgets, allocate funds for client-requested variations, and issue payment orders for management approval.
• Identify potential risks or project deviations early and implement proactive mitigation strategies.
• Ensure full adherence to Cypriot building regulations, safety protocols, and company quality standards.
• Identify opportunities to optimize cost-efficiency through innovative materials, methods, and solutions— without compromising design integrity or construction quality.
• Prepare detailed construction packages for subcontractors and maintain comprehensive project records for audit and reporting purposes.

Requirements:

• Bachelor's degree in civil engineering, Architecture, Construction Management, or related field.
• Min. of 3 - 5 years' experience in construction or fit-out project management.
• Strong knowledge of construction processes, materials, and Cypriot building regulations.
• Excellent organizational and leadership skills.
• Proficient in project management software (e.g., MS Project, Primavera, AutoCAD).
• Strong negotiation, communication, and stakeholder management abilities.
• Fluent in English; Greek language proficiency is an advantage.
