Property Manager (Real Estate Asset Management) — Nicosia (Onsite)
Schedule: Mon–Fri, 9:00–18:00 (40 hrs/week), with flexibility for emergencies
Compensation: €1,200 net/month + 13th salary (annual bonus)
Location: Nicosia, Cyprus (onsite role)

About the Role
We are looking for a reliable, hands-on Property Manager to oversee the day-to-day management, presentation, and condition of our properties.
The ideal candidate is organised, proactive, detail-oriented, and comfortable working both on-site and in coordination with our office team, owners, tenants, vendors, and suppliers.
This position reports directly to the Manager and works closely with the accounts department to ensure correct allocation and recovery of all maintenance and repair costs.
This role is primarily site-based within Nicosia and involves regular inspections, prompt handling of tenant requests, accurate documentation of property condition and inventory, and ensuring all units are maintained to "ready-to-rent" standards.
Key Responsibilities
Property Inspections & Handover
- Conduct detailed move-in inspections with new tenants, documenting condition, inventory, and taking photographic records.
Conduct thorough move-out inspections, including comparison with initial inventory/photos, identifying damages, arranging required works, and ensuring smooth handover back to owners.
Perform periodic inspections for long-term tenants to ensure proper use and maintenance of each property.
- Log and photograph all inventory for each property we manage, keeping records updated and organised.
Maintenance, Repairs & Vendor Coordination
- Receive, log, and respond promptly to tenant maintenance requests.
- Liaise directly with tenants and vendors to arrange prompt repair work and minimise downtime.
- Coordinate and follow up with approved vendors (plumbers, electricians, cleaners, painters, etc.) until issues are resolved to a professional standard.
- Verify that all completed works are properly logged, invoiced correctly, and carried out as agreed (quality, scope, and timeline).
- Work together with the Accounts Manager to ensure all maintenance and repair costs are correctly allocated and charged either to tenants or landlords, according to agreements and policies.
- Monitor quality and cost-effectiveness of works, ensuring alignment with owners' expectations and protection of their investment.
Building & Asset Management
- Inspect common areas and buildings under our management on a regular basis.
- Identify and plan proactive maintenance (preventive works, minor repairs, safety and cleanliness checks).
- Work closely with suppliers to maintain high standards and minimise future issues.
- Protect and enhance clients' investments by ensuring properties are always well-presented, safe, compliant, and functional.
Ready-to-Rent Preparation
- Arrange cleaning, painting, minor repairs, and any other works required to prepare vacant units for marketing and new tenants.
- Ensure all utilities, access systems, keys, inventory lists, and documentation are in order prior to move-in.
Communication & Coordination
- Act as a key contact between tenants, owners, and vendors, ensuring clear, timely communication.
- Provide owners with concise updates regarding property condition, works carried out, and any issues requiring approval.
- Maintain accurate records of inspections, works, photos, invoices, and tenant interactions (checklists and simple reports).
- Report regularly to the Manager on property status, ongoing issues, and completed actions.
Requirements
- Previous experience in property management, facility management, hospitality operations, or a similar field will be considered an advantage.
- Strong organizational skills with ability to manage multiple properties and tasks simultaneously.
- Proactive, solution-oriented, and comfortable working independently on-site.
- Strong communication skills and professional attitude when dealing with tenants, owners, and suppliers.
- Confident using a smartphone/tablet for photos, notes, and basic digital reporting.
- Basic computer skills (email, calendar, simple reports/checklists).
- Driving licence and ability to travel between properties within the Nicosia area.
- Fluent English and Greek both writing and reading
