Responsibilities

Project Sourcing and Analysis (Pipeline)


• Conduct market analysis in countries of interest to the Investor (Cyprus, UAE, Azerbaijan, and other emerging markets).


• Search and select projects based on criteria of reliability, profitability, and timelines.


• Analyze projects from existing and new Partners.


• Prepare preliminary proposals for land acquisition or joint development projects.


• Research and implement market-specific know-how (efficiency, profitability, tax optimization).

Project Entry and Planning


• Draft and negotiate the Term Sheet.


• Calculate project profitability, conduct risk management, and assess tax efficiency.


• Prepare and manage the full package of transaction documentation.


• Define Developer's liability in case of delays, budget overruns, or cost inefficiencies.


• Develop project monitoring and reporting systems.


• Prepare a detailed and efficient project schedule.

Project Management


• Control financial flows and verify Developer's financial reports.


• Monitor project timeline compliance and adjust deviations when necessary.


• Control financial performance and cost indicators.


• Analyze sales, design, and construction markets.


• Prepare monthly and quarterly reports for the Investor.


• Manage project cash flow and ensure budget compliance.


• Control construction quality and liaise with the Investor's technical supervision.


• Maintain project documentation and upload reports to the Investor's online portal.


• Respond promptly to changes in project parameters.


• Lead negotiations and represent the Investor's interests in partner relations.

Project Completion


• Ensure the return of investments to the Investor.


• Analyze project results and expenditures.


• Finalize and sign closing and regulatory documentation.


• Ensure the Investor receives expected returns.


• Prepare for allocation of released funds to new projects.

Co-Investor Relations


• Prepare documentation packages for potential co-investors.


• Organize co-investor attraction processes.

Requirements


• Minimum 3 years of experience in development or investment project management.


• English proficiency at C1 level (spoken and written).


• Strong skills in financial analysis and risk management.


• Experience working with developers, contractors, and partners.


• Confident negotiation skills and proven ability to defend Investor's interests.
