Position Summary

Square One is expanding into the hospitality and serviced-living sector by launching a new operating company inspired by the success of Moving Doors. We are seeking an entrepreneurial Commercial Director to lead the creation and scaling of this new venture from the ground up. The Commercial Director will play a pivotal role in establishing the new company's operational and commercial foundations. In the first phase, the role will focus on sourcing, onboarding, and managing Square One's property portfolio, setting up systems and processes, and driving revenue performance. This is a rare opportunity to build a hospitality platform from inception, backed by one of Cyprus' leading real estate developers.

Responsibilities
  • Portfolio Development: Source, evaluate, and onboard new properties from Square One's portfolio and external partners.
  • Pricing & Revenue Management: Develop dynamic pricing models, yield management strategies, and revenue targets across the portfolio.
  • PMS Setup & Optimisation: Select, implement, and customise the Property Management System (PMS) and Channel Manager, ensuring full integration with booking platforms (Airbnb, , Expedia, etc.).
  • Operations Setup: Define standard operating procedures for property onboarding, guest experience, housekeeping, and maintenance.
  • Brand & Product Definition: Contribute to the design of the brand identity, service standards, and positioning of the new company within the short-term rental and serviced apartment market.
  • Data & Performance: Monitor KPIs including occupancy, ADR, RevPAR, and guest satisfaction to ensure profitability and operational excellence.
  • Team Growth: Build and lead a commercial and operational team as the business scales.

Requirements

  • 5+ years of experience in hospitality management, serviced apartments, or short-term rentals.
  • Proven track record in revenue management, pricing strategy, and PMS/channel management systems.
  • Strong understanding of digital distribution channels (Airbnb, , Expedia, etc.).
  • Excellent analytical, communication, and leadership skills.
  • Entrepreneurial mindset and ability to build systems and teams from scratch.
  • Ability to thrive in a fast-paced, dynamic work environment.
  • Fluency in English (Greek is an advantage).
